Happy Halloween! Fall has just recently begun to arrive in Naples and as the temperatures have started to shift, so has the activity level around town with a noticeable uptick on the roads, in shops and restaurants. US News & World Report just released their annual rankings of the Best Places to Retire and Naples moved up from #4 to #2 in the nation. Earlier this year, Travel & Leisure ranked Naples the #1 Best Beach Town to Live In out of 145 oceanside beach towns with its “unbeatable quality of life and relative affordability”.

This month’s newsletter is focused on the exciting new Naples Beach Club development, after 75 years of ownership by the Watkins family, the Naples Beach Hotel & Golf Club just closed for $362 million in a momentous sale to Michael Dell’s MSD Capital after 3.5 years of planning. Over the next 5+ years, The Naples Beach Club will be developed as an amenity-rich Four Seasons Resort beachfront hotel and residences. It is a momentous turning point and is quite exciting to see the development take such a significant step forward! 160-185 “Best In Class” Residential Condos

Details and Amenities:

  • Managed by Four Seasons, owners can use hotel amenities or private resident amenities. There are 3 resident-only pools and 8 pools total.
  • There will be private restaurants for owners and 7 dining options overall.
  • Amenity rich community with a variety of activities such as tennis, rock-climbing, bowling, pickleball, basketball, squash, yoga and golf.
  • Floor plans with living areas from 2,500 to 15,000 SF with 12-15’ ceilings, 2 to 6 parking spaces per home.
  • Vertical membership structure, owners buying for multiple generations. Initiation is $150,000 and dues are estimated to be $40,000/year including golf. Only residents can purchase a membership.
  • Homeowner Association dues are estimated to be $2.52/SF per month

Beachside Residences:

  • The beachside units range in size from 2,684 – 15,385 SF and are currently priced starting at $6.5M ($2300+/SF).
  • Two finish design packages to choose from.
  • Four penthouses and four beach houses which range from 5,700 to 12,000 SF on the first level.

Golfside Residences:

  • The 102-127 golfside units are still in the design phase, floorplans and pricing are not available yet. Sales is taking an interest list.
  • Buildings to be 4-7 stories and units are expected to range in size from 2,000 – 4,000 SF and they will be priced at approximately $6.0M – $10.0M.
  • Construction is expected to follow the Beachside residences by 1-2 years.
