Reflecting on the trends for Naples real estate in 2021 might help us understand where things are headed in 2022, take a look at the interesting charts below showing properties valued over $2M. Overall, we saw a unprecedented surge of sales closings last spring in MAR-APR-MAY which consumed inventory and caused prices to escalate quickly and resulted in a 26% increase in the median price/SF of a luxury home this year, with some very desirable submarkets gaining even more than that. This season, I think we will see a similar number of buyers looking to purchase in SWFL. With inventory at very low levels, the short supply/high demand dynamic will cause prices to continue to rise with multiple offers becoming more common. Hopefully the elevated prices will encourage more owners to make a change and sell their properties… January is typically the most active month for new listings so there should be more choices coming for those frustrated buyers out there.
Naples Luxury Market ($2M+) Changes in Past 12 Months:
- Median Sales Price: Unchanged from $3.1M to $3.1M
- Median Price/SF: Up 26% from $621 to $781
- Homes for Sale: Down 48% from 493 to 256
- Average Days on the Market: Down 59% from 124 to 51
- Months Supply of Homes for Sale: Down 64% from 7.5 to 2.7
- Average Percent of Last List Price: Up 1.7% from 95.9% to 97.6%
